Real estate brokers must always represent
their interests. Be sure that the real estate agency that you
hire will provide you a qualified broker and with experience.
The experience in this business is essential as we shall see
later. The most important functions that a good agent should do
for you are:
1.- Helps you find a dwelling that has what you need in
conditions of price, areas falling within their liking, number
of rooms and bathrooms, garden, etc.
2.- Negotiates the price and conditions of the property in his
name.
3.- Prepares the purchase contract.
4.- Inspects the properties personally.
5.- Coordinates the closure.
6.- Offers referrals to other experts, including inspectors and
lawyers in real estate.
7.- Generate lists of properties for sale, their locations and
descriptions, and accessible financing options.
8.- Compare the property with similar properties that have
lately sold, in order to establish its market value.
Usually, the commission charged by a real estate agent is 3% of
the sale. However, this may vary according to the agent's
credentials. Do not let him charge more than what is
established by the laws.
